Pre-Design
Programming
In this phase of a project, Slater Architecture would work with the client to create a list of needs and wants, and prioritize them according to urgency of need, cost, budget, code requirements, and structural considerations. This is an exploratory time where Slater Architecture’s prior experience to know the “right” questions to ask will establish a solid base to build upon.
Master Planning
Every project where future development is a possibility, a master plan is crucial before beginning design work. Long range and short range planning, revealed in the programming phase, must interrelate with one another to bring about efficiency and good design.
Feasibility Studies
Slater Architecture would perform research and preliminary design work to determine if a project is feasible, both financially and practically, before investing a significant amount of money into a project.
Design
Schematic Design
With the program in mind, Slater Architecture would typically develop a site plan, floor plans and exterior elevations for a facility that would fulfill the vision of the client. If a master plan were created, it would be divided into likely phases of construction, which would plan for smaller steps to reach the end goal. Often there would be several options pursued in this phase.
Design Development
Once a single design option was selected from the schematic design phase, it would be further refined to determine construction systems, building systems, utilities and finishes.
Construction Drawings
Construction drawings are the documents that show details of how to put together and finish the building. They are provided to a jurisdiction to obtain a building permit, and they are a part of the legal contract between the owner and contractor during construction. These documents are produced using AutoCAD software. Contractors continually convey their appreciation for the level of detail and clarity they find in working with our construction drawings.
Permit Coordination
Permitting can be a delicate process. Unless one is familiar with the rules and language, it can be a frustrating experience. Slater Architecture has developed a constructive working relationship with many of the local jurisdictions and has had great success at obtaining permits in a smooth and painless manner.
Construction
Construction Administration
Slater Architecture can provide varying degrees of on-site observation of the construction process, as the owner’s representative, to determine if the contractor is building the project per the design and owner’s desires.

Each client has its own economic values to weigh, to determine how to invest in sustainable building design. At times, there are additional upfront costs in order to save in the long run, and other times there are no additional costs associated with wise choices. With every project, Slater Architecture strives to make the best choices available to fit within the budget and program provided.
